Gessner Engineering provided the structural design for the largest HGTV dream home, as of 2005, consisting of a split level, unique three-story residence built into the side of a hill. This residence overlooks Lake Tyler in Tyler, Texas and includes a midlevel honeymoon suite, a walkout level, main floor level and bunk room. The walkout level is below grade on the first floor. This floor, like other areas of the residence, is constructed on a stiffened slab-on-grade concrete foundation. A concrete retaining wall was placed on the uphill sides of the basement. Wood trusses provide the main floor framing. The main floor great room is constructed with large timber columns and timber trusses supporting the roof structure above. The bunk room is constructed with conventional wood framing above one end of the residence. This residence includes numerous non-typical framing details.
