Gessner Engineering provided the structural, geotechnical and civil engineering, and construction materials testing for the office building located on a 4.92 acre site totaling approximately 8,500 square feet. Civil design services included multiple revisions and discussions about site development, detention, property ownership, funding and platting with the City of Bryan and neighborhood organizations that stretched the project out for an extended period of time. Structural design included foundation design, lateral design, ceiling and roof framing design. The slab was designed as a slab-on-grade with piers. The building was constructed as a brick building with conventional wood framing. The narrow hallways required several shear walls. The lobby area included a cathedral ceiling and timber trusses. The land development included utility design, pavement design, grading, erosion control and detention design, and submittal to the City of Bryan for municipal review. The project site included a tributary to Burton Creek and the region has experienced flooding up and down stream of the property.
